About PROMS

We started with institutional rigour, and are applying the same foundation to CRE AI.

Radley Associates has specialised in risk quantification and data management for commercial real estate for more than twenty-five years, working with lenders, regulators and institutional investors. PROMS is that methodology built into software. Credence, our AI layer, now works on top of it.

How PROMS is built

Built in the right order.

Institutional decisions need a method that has been tested, an engine that can be audited, and AI that speeds up the work without replacing the judgement behind it. We built PROMS in that order, over twenty-five years.

Since 2000Method

Risk quantification for CRE

Models built for banks, regulators and institutional investors, from Basel II Advanced capital to CECL and IFRS 9 reporting. Tested through the global financial crisis and every cycle since.

Since 2015PROMS

One audited engine

Cashflow forecasting, valuation and simulation for assets, portfolios, funds and loans. Deterministic, documented and independently audited under SOC 1 Type 2.

NowCredence

AI across the platform

Reads unstructured data and transforms it into inputs for the PROMS engine. Work with it in plain language: ask what is happening in the modelling, have it explain the results, or ask it to build a model. Every number it shows comes from the PROMS engine and can be traced and checked.

What twenty-five years gives you

What institutional rigour means in practice.

Any team can now build an AI tool that reads a document. Institutions need more than that before a number reaches an investment committee, a credit committee or an auditor.

Auditable

Every figure traces back to its inputs.

The engine is deterministic: the same inputs give the same answer, with a full record of how it was produced. Our controls are audited annually under SOC 1 Type 2.

Regulator-grade

Built for capital, impairment and reporting.

We have built models for Basel II Advanced compliance, advised on systemic CRE risk monitoring, and support clients' CECL and IFRS 9 reporting today.

Your data, your licence

Works with the data you already hold.

PROMS connects your own records, asset models and market subscriptions under your own licence, in one controlled environment.

Tested through cycles

A method that has already been stress-tested.

Our models were in use before the global financial crisis and have been refined through the pandemic and the 2022 rate reset. The assumptions behind them have met real losses.

Our story

From consultancy to platform.

Three stages, each built on the last.

2000 to 2014

Consultancy and modelling

Risk models for European banks, UK lenders and public bodies, through a full credit cycle.

  1. 2000

    Radley Associates founded

Howard Radley, Charles Cardozo and Peter Michaels found the firm in London to bring quantitative risk methods to commercial real estate and lending.

  2. 2004

    Basel II Advanced CRE model

We develop a simulation-based CRE risk model for Basel II Advanced compliance, later adopted by major UK lenders.

  3. 2005

    An early warning

Our modelling identifies material under-capitalisation at a European lender. When the findings are rejected, we step away from the engagement. The lender fails in 2008.

  4. 2009

    Trusted during the crisis

Engaged through UK Asset Resolution to manage defaulted multifamily loan portfolios from failed UK banks, and asked by the Bank of England to advise on methodology for monitoring systemic CRE risk.

  5. 2010 to 2014

    Following capital to institutions

As CRE lending moves from banks to institutional and private capital, we reposition to serve investors and private lenders.

2015 to today

PROMS, the software

Our methodology built into a cloud platform used by institutions in Europe and North America.

  1. 2015

    PROMS Lender launches

The first PROMS product: collateral-led underwriting, covenant surveillance and expected loss for CRE lenders.

  2. 2017

    US market entry

Tier-1 US institutions including AIG and KeyBank adopt PROMS.

  3. 2017 to today

    Scaled institutional adoption

PROMS Investor and PROMS Enterprise join Lender, adding portfolio risk and simulation for investors, then cashflow forecasting, valuation and reporting across assets, portfolios and funds. Platform controls are independently audited under SOC 1 Type 2 to support major US lenders and their CECL and IFRS 9 reporting. PROMS is now used by pension funds, global asset managers, insurers and lenders including MetLife, J.P. Morgan, LaSalle and OPTrust.

Next

The next generation

The same engine, made faster to use.

  1. Early access

    PROMS Enquiry

AI-powered deal screening for acquisition and origination teams. Upload the offering memorandum and get an institutional-grade first view in minutes, on the same engine our clients already rely on.

  2. Rolling out

    Credence across PROMS

Our AI layer extends to Enterprise, Investor and Lender, so every user can ask questions of their models and understand the answers, from "What are the lease terms for this tenant?" to "What does this asset contribute to my portfolio?"
